Pulling these together up front makes the loan process noticeably faster. We grouped them by situation — work through whichever sections apply to you. 24 items total across 5 categories.

01 Basic information Everyone applying for a mortgage starts here. 11 items
  • Copy of your driver's license
  • Last 30 days of consecutive pay stubs
  • Last 2 years of W-2s and tax returns
  • Bank statements for the past 2 months (all pages, all accounts) — or a 60-day printout from the bank, stamped and signed
  • Investment account statements for the past 2 months
  • Retirement account statements for the past 2 months
  • Name, address, and phone number(s) of your landlord — or a letter stating monthly rent and "paid as agreed for past 12 months" (if currently renting)
  • Name, address, and phone number(s) of employers for the past 2 years
  • Signed real estate contract and all riders on the home being purchased
  • Names and contacts for your attorney and insurance agent
  • Appraisal fee (credit or debit card preferred)
02 If you currently own real estate Bring these for any property you already own. 3 items
  • Mortgage account information
  • Home insurance policy information
  • Home equity account information (if applicable)
03 Miscellaneous — if applicable Only if these apply to your situation. 6 items
  • Recorded divorce decree(s) or separation agreements (all pages)
  • Recorded bankruptcy discharge and schedule of creditors
  • Most recent Social Security award letter or pension award letter
  • Filed and stamped release of any judgment, and paid receipts of all collections
  • 12-month court printout of receiving child support
  • Address and information on any other real estate owned
04 Self-employed buyers In addition to the basic information above. 2 items
  • Year-to-date profit and loss statement
  • Complete tax returns (last 2 years filed)
05 Veterans In addition to the basic information above. 2 items
  • Copy of DD-214
  • Original Certificate of Eligibility
